What does the 'average' gutter cleaning price really mean, and why do quotes vary so much? A plain-English look at what you're actually paying for.

Search for the “average cost of gutter cleaning” and you’ll find a wide spread of figures. That’s not because anyone is being cagey — it’s because an average rolls together tiny terraced houses and large detached homes, easy-access bungalows and awkward three-storey properties. The average is a starting point, not your price. Here’s how to read it sensibly.

What “average” actually hides

An average price is only useful if the homes behind it look like yours. A quoted “average” that includes a lot of small, simple properties will look low to someone with a big detached house; one weighted toward large homes will look high to someone with a two-bed terrace. The four things that move the price most

  1. Roofline length. The more guttering your home has, the more there is to clear. This is the single biggest factor.
  2. Height and storeys. Reaching a bungalow’s gutters is quick; a three-storey property needs more setup and specialist reach equipment.
  3. Access. Conservatories, extensions, narrow passages and sloping ground all add time because sections become harder to reach safely.
  4. How much is in there. Gutters cleared every year stay quick to do. Gutters left for a decade can be packed solid with silt and moss, and that takes longer.

Why the cheapest quote isn’t always the cheapest job

A low headline price can quietly leave things out. The most common gap is the downpipes: if a quote only covers the horizontal gutters and skips the downpipes, water can still back up and overflow, and you may end up paying again. When you compare quotes, check that each one clears the whole system — gutters and downpipes — and ideally that they’ll show you the finished result.
